So you're looking to buy a foreclosure?

Contrary to what some buyers beleive, there are not many foreclosure properties in our market right now and at the rate of inventory coming to market and lack of trustee sales, this is not a reality.  Here's a look at past foreclosure activity from the last bust in 2008.  Notice the moritorium during the Pndmc, it did not lead to many more foreclosures.

In this chart below, you can see that we are trending under 1,000 for foreclosures activity in the Maricopa County.  With these stats and current market conditions, the idea that a flood of short sales or foreclosures are soon coming to market is not realistic at this time.
