There are no solutions, only trade-offs

With rates doubling this past year, it's made it a bit more difficult for buyers, hence the market has stalled for many sellers and buyers.

A couple of items to consider.  When the *perfect home comes along, it's a good time to ask sellers to contribute towards your closing costs, repairs on the home or give you money towards a rate buy down.  If you use a 3-2-1 buy down, you can lock in a much lower rate for the first three years, then, when rates do (*if) come down, you can refinance down to a lower rate.  Marry the home and date the rate as they call it.  

Something to consider as it's difficult to accurately predict the future and timing any market can hard.  Sometimes you're in the market to sell, and other times you're in the market to buy.  Life happens.  The old adage still applies, don't wait to buy real estate, buy real estate and wait.
